How it Works
Our 7 Step Process
1. Introduction
We meet to determine your needs and see if we are a good fit to be able to help you. This is usually a 45 minute to 1 hour free consultation either in person, over the phone or online. At this meeting we establish exactly what you are looking for, what your property goals are and your budget.
2. Engagement
Once we know we can help and you decide you would like to move forward with us, you pay the engagement fee and sign our buyer engagement form. We then start the search and begin sending you properties to review that we think will match your brief.
3. Refine Purchase Brief
Once we have sent you a few properties and you have given us your feedback we know for sure what you are looking for and will be very close to getting a deal done.
4. Appraise Property Value
Once you have chosen the property you would like to purchase in your price range we provide you with a comprehensive property analysis report. We determine fair market value for the property based on comparable sales data for the area. We then negotiate with the selling agent to secure the property for you at the best possible price under the best possible terms.
5. Manage the Sales Process
We negotiate purchase terms and any special conditions such as due diligence periods, finance terms if necessary and project manage all due diligence including pest and building inspections. We prepare a schedule of all outgoings for the property including costs such as rates and insurance. For investors we complete a detailed analysis of all income and outgoings so you know exactly what your bottom line will be. During this stage we work with you and your solicitor or conveyancer to exchange contracts of sale. At this point you have secured the property.
6. Property Management
We connect you with professionals you will need on your team to assist with the ongoing management of your property and portfolio including solicitors, insurance brokers and tradespeople.
7. Settlement
Your solicitor or conveyancer completes the transaction and you get the keys to your new home or start watching the rent hit your bank account!
